Middlecombe Apartments Terms & Conditions...


  1. A booking is accepted when you receive written/email confirmation (subject to clause 2). Please check all details upon receipt and any discrepancies must be notified immediately by telephone to the owners. If a provisional booking is made by telephone the accommodation will be held for a maximum of 7 days pending receipt of the due deposit and full details of occupants.

  2. A non-refundable deposit (subject to clause 3.) of £100.00 (one hundred pounds) plus booking fee is payable upon booking/confirmation.

  3. Bookings are weekly from Friday to Friday (subject to agreed short breaks). Balancing payments must be made 6 weeks prior to the booking commencement date. If a reservation/booking is made less than 6 weeks in advance of the commencement date then the full amount is payable upon booking.

  4. For short break periods the same booking conditions apply, but in the event of a short notice booking without time for postal confirmation, BACS transfers or clearance of cheques, full payment must be made in cash upon arrival before admittance to the accommodation and or keys are issued.

  5. In the event of cancellation by the hirer, the hirer is liable for the total cost of the booking unless the property can be re-let for the cancelled period, in which case a refund minus the deposit and less any expenses incurred will be refunded to the hirer. Hirers are strongly advised to take out holiday insurance.

  6. The accommodation shall be occupied only by those named on the confirmation/booking details. Occupancy shall not exceed the number of persons stated within the confirmation/booking details. The owner reserves the right to refuse entry to the entire party if this condition is not observed.

  7. The accommodation shall be available from 3.00pm on the day of arrival and vacated by 10.00am on the day of departure.

  8. A supplement equivalent to 20% of the weekly charge is payable for in excess of 2 people accommodated within The Studio and 4 people accommodated within The Dell.

  9. All bed linen is provided; beds are made up prior to arrival. 2 tea towels are provided within the kitchens and one bath and one hand towel are provided per person for the hired period. Additional towels can be hired (Please ask for details when booking).

  10. The hirer shall be responsible for any breakages incurred during the course of their stay.

  11. The hirer is expected to leave the accommodation and its contents in a clean and tidy condition upon departure, and is liable for any damage done to the property.

  12. The owners do not accept any responsibility for loss or damage to the hirers’ personal effects or property. Guests are advised not to leave valuables unattended.

  13. All accommodation is strictly none smoking and no animals (pets or otherwise) are allowed. An additional charge for a deep clean will be made to the hirer for any breach of this specific clause.

  14. The hirer’s vehicle(s) parked in the designated space(s) is at the hirer’s own risk.
  15. The owners or the owner’s representative reserves the right to enter the property at any reasonable time provided reasonable notice is given to the hirer.

  16. If the hirer commits a serious breach of these terms and conditions such as smoking in the accommodation or allowing animals/pets, or where the hirers/occupants behavior, or your guests is likely to have significant adverse affect on the residents or people living nearby the property. The owners will try to act reasonably but if the situation is untenable the owners or their agent shall ask the hirer and their party to leave immediately. Unless the owners are able to let the accommodation at short notice or for the remainder of the hirers stay, no refund of fees paid will be returnable to the hirer.

  17. If the owners are prevented by circumstances beyond their control from making the accommodation available and cannot provide a suitable alternative, all money paid by the hirer to the owner will be refunded, but no further liability will be accepted.

  18. The premises are used as holiday accommodation and are therefore exempt from security of tenure under the Rent Act.
